There’s no shortage of real estate headlines right now. Mortgage rates are up. Then they’re down. Inventory is growing. Prices are shifting. Homes are taking longer to sell.
But here’s the thing: the headline doesn’t matter nearly as much as what the market means for you.
Whether you’re thinking about buying, selling, or simply wondering if now is the right time to make a move, here are three things I want you to know about today’s market.
Buyers: You May Have More Negotiating Power Than You Think
The DFW market looks very different than it did a few years ago. In many areas, buyers have more homes to choose from, more time to make decisions and more room to negotiate.
And negotiation isn’t always just about the sales price.
Depending on the home and the seller’s situation, there may be opportunities to negotiate repairs, closing-cost assistance, rate-buydown contributions or other terms that can make a meaningful difference in your overall purchase.
If you decided to sit on the sidelines six months ago, it may be worth taking another look. The opportunities available to buyers today could be very different from what you saw then.
Sellers: Price + Condition Matter More Than Ever
Today’s buyers have choices—and they’re paying attention.
Homes that are priced appropriately, show well and feel move-in ready are going to stand out. Homes that come to market overpriced with the idea of “testing the market” can quickly lose momentum.
That doesn’t mean you have to give your house away. It means having a smart strategy from day one.
Before listing, I’m looking closely at the competition, recent sales, current buyer activity and what we can do to make your home the one buyers notice. Sometimes small changes in preparation, presentation or pricing can make a big difference.
Everyone: Stop Waiting for the “Perfect” Market
This may be the biggest one.
Trying to perfectly time mortgage rates, home prices and the housing market is nearly impossible. Things can change quickly—and waiting for every piece to line up perfectly can sometimes mean missing an opportunity that actually works for you.
Instead, start with your own situation.
What would your current home sell for? What could you comfortably afford? How much equity do you have? What would your monthly payment look like? And most importantly, what would need to be true for a move to make sense for your life?
Those answers matter a whole lot more than the latest headline.
